This home at 8313 E. Welsh Trail in the Paradise Park Trails subdivision led the pack with a sales price of $849,000. The home sold in 67 days and was originally priced at $895,000.
The listing agent said the home was remodeled with hardwood floors, French doors, granite counters and breakfast bar in the kitchen.
At 3,400 square feet, the home sold for $263 per square foot.

This week’s most expensive home is a townhouse in the gated community of Colonia Encantada (AKA Cuernavaca Segundo) which is a little northeast of Scottsdale Rd and McCormick Parkway.
The 3,629 square foot townhouse sold for $900,000. The original list price was $1,185,000 and it was on the market for 455 days!

The City of Scottsdale’s improvement project for Indian Bend Road between Hayden Road and Scottsdale Road will take about a year and will start in late summer.
The road project, which would provide an all-weather crossing of Indian Bend Wash, will increase capacity from two to four lanes with a landscaped median, turn lanes, bike lanes and sidewalks.

There is a meeting Thursday May 31 if you want more information.

This is indeed good news for McCormick Ranch. In addition to the other new resort being build on the east side of Scottsdale Road, the Ritz-Carlton Project in Paradise Valley will continue to strengthen the resort lifestyle image of McCormick Ranch as well as provide new luxury shopping and gourmet restaurants.
Plans are for the Ritz-Carlton Community to include a 225-room Ritz-Carlton resort hotel, a residential development including villas, luxury homes and one-acre estate lots as well as a mixed-use component to be planned on Scottsdale Road.
According to the Arizona Republic the site includes 105 acres in Paradise Valley and 18 acres in Scottsdale. The Paradise Valley site will include the resort hotel and single-family residences, while the Scottsdale portion will be developed with condos and resort retail.

I don’t have a lot on this home. The tax records show it as 2,005 square feet on a 12,798 square foot lot in Palo Viento 2. It was previously sold on July 25, 2005 (the peak of the boom) for $550,000.

I’ve spent a TON of time putting these maps together. I hope you find them very useful.
Just seeing where one subdivision ends and another begins explains a lot about home prices. When you’re running comps on your home, first look within your subdivision. A similar home in your subdivision is a far better comp than a similar home in the subdivision next door.
