The company I buy the raw homes-sold data from only had two days worth of closings this week. Apparently, Maricopa County changed how they format their data this week so my vendor will have to change his processes for handling the data.
It may take them a week or two to create new programs. Afterwards, they expect they will be able to publish data on homes sold that is 2 or 3 days more current!
That’s amazing because now they are selling “Sold” data only 2 to 3 weeks after closing! Most other web sites have data that is 3 to 4 MONTHS old because data that old is much cheaper to buy.

It’s not ranch-size anymore with only 5.7 acre and it’s not in McCormick Ranch, it’s a bit north.
The main house of the Brusally Ranch and surrounding land received approval for 4 new homes plus the original ranch house.
The Arizona Arabian horse industry started at Brusally Ranch in the 1960’s.
Many Arabian horses can trace their lineage to those bred at the original 160-acre Brusally Ranch by Ed Tweed, founder and first president of the state’s Arabian Horse Association.
Tweed’s importation of about two dozen Arabians from Poland in the 1960s put Scottsdale on the equestrian world’s map, according to historian Tobi Taylor, owner of Coronado Ranch in Tucson, which breeds Brusally Arabians.
You can see the remains of the area’s equine tradition in McCormick Ranch in the naming of the streets in the Paradise Park Trails subdivision, just south of Shea Blvd. The main loop is E. Arabian Trail and most of the other streets are “horse breed” followed by “Trail,” such as E. Quarterhorse Trail.
Here’s some trivia! Notice that those equine street names are unique to Paradise Park Trails, you don’t see them east or west of McCormick Ranch.

Weekly Home Sales
Scroll down and you’ll see that every week I publish recent home sales in McCormick Ranch. If you follow these home sales closely for a few months, you’ll have an excellent idea of your home’s value. (If you’re in a hurry to find out your home’s value, contact me.)
You’ll see these are the most recent “solds” you can find, about 3 weeks after closing! Most other websites that show “solds” have data that is 3 or 4 months old.
And each home listed has its own map! Just click on a home’s address to get a Google map of the home’s location.
And if you click on the home’s price, you’ll go to the Maricopa County Assessor’s web page for that particular home where there is tons more information.
Priciest Home Sold
Now this is a fun little feature. Every week I do some research on the most expensive home sold in McCormick Ranch. It’s an entertaining, little guilty pleasure… but educational, of course.
Subdivision Maps
Boy, oh boy, making these maps was a real project but I think you’ll love the results. To get to the McCormick Ranch subdivision maps scroll down until you see them in the right column.
There are two maps, one for North McCormick Ranch and one for South McCormick Ranch. (McCormick Ranch is too big to put all of the subdivisions on one of these maps.) Click on the map itself or the link above the map.
Then once the map comes up, click on any subdivision and you’ll see the subdivision name, the number of homes in the subdivision, the percentage of homes that have pools, the average square footage of homes in the subdivision and a ballpark starting price.
TIP: When figuring out your home’s value, it’s best to start by comparing your home to recent solds within your own subdivision.
Don’t forget to click on one of the blue “map pins” on the map to see what’s located there; the stores, restaurants and resorts.

I hope everybody was at the mountains or the beach and that explains only 3 solds this week!
Okay, the most expensive home sold in McCormick Ranch this week has an interesting story.
8021 E Del Caverna Dr sold for $1,067,000. This 2,669 square foot (according to Assessor) 3 bedroom and 2.5 bath home in Vista De La Tierra was “highly updated” in 2006 and backs to Rotary Park. It was originally listed for $1,199,000 and sold in only 27 days. The listing agent also represented the buyer.
The interesting thing is that it sold for $881,575 in May 2006, only 15 months ago. In 2006 it was on the market for 5 days. I can’t figure out from the MLS how much, if any, of the of the house was updated after this purchase.

Directions: From Hayden Road and McCormick Ranch Parkway, go east on McCormick Ranch Parkway 25 yards to the end and turn left on N. Via Paseo del Norte. Follow N. Via Paseo del Norte until you see the sign on the left for Comanche Park and turn left into small parking area by the tennis courts.

I don’t have much on 7608 E Via Del Placito because it wasn’t in the MLS. Tax records show that the home is 3,319 square feet and that this is the third change in ownership since last November! The Assessor doesn’t show any price information on those sales.
Separately, a 3,000 square foot home in Palo Viento 1 sold for $1,250,000 on June 20. That home was not on the water but had an usually large lot.

On the Indian Bend Road side of the Albertson’s shopping center at Hayden Road and Indian Bend Road is a fantastic restaurant, Sakana Sushi & Grill.
I’m new to sushi and I’m having a great time exploring it. So today when my brother suggested that we all go out to dinner, I was up for it. Liz has heard scare stories about sushi so we don’t often go but today she liked the idea.
Everyone had a wonderful time. The food was absolutely terrific!
We ordered as a group. 3 maki (rolls) - Rainbow Roll, Baked scallops Roll and a daily special King Crab Roll. In addition we ordered 4 sushi - Yellowtail, my brother’s favorite, White Fish, Salmon and Ahi Tuna.
It was served on a central wooden platter which I loved. I don’t know what I like yet so I wanted to be able to graze.
The first platter was served and after we finished that another came out with more of our order and finally a third platter finished us off.
I loved it and ordering as a group makes for a very social and friendly dinner. It wasn’t as busy as in the winter so we hung out a chatted after dinner until a line formed.
The bill for the 6 of us including 2 teenage boys and three glasses of wine was $62.

On Saturday, Liz and I tried Cove Trattoria, across from Roy’s Hawaiian Fusion inside the Scottsdale Seville on the northeast corner of Scottsdale Road and Indian Bend Road.
They have a great big outside dining area which would be a great place to have lunch or diner. It was a little warm, so we ate inside.
I chose the Lobster Ravioli and Liz the Chicken Francaise.
The Lobster Ravioli was fine but I thought the tomato vodka cream sauce had a slight flavor vodka. Duh! And I decided I didn’t like that flavor. Likewise, Liz thought the Chicken Francaise was fine but not great.
I love the outside dining area! It would be a great place to meet friends for lunch or diner. Next time I think I’ll check out their signature product, Gourmet Pizza. The Pizza is cheaper anyway which will make meeting friends there even more fun!

Colonia Encantada takes the prize yet again this week for most expensive home sold in McCormick Ranch.
At $878,500 it’s the lowest price per square foot sold this year but it needs some updating and it’s only a 2 bedroom. A home with similar square footage but 3 bedrooms - and also needing updating - sold in May for $900,000.
The home was originally priced at $1,100,000 when it hit the market last October. The price was lowered to $998,000 in January and again to $950,000 in April where it was listed when sold.
It was built in 1981, has 3,693 square feet, 2 bedrooms and 2.5 baths.

Liz, my wife, took Peppy, our pretty, Papillion puppy to Doggie Domain, a business which I gather is a “doggie day care.” The cute factor for these guys is off the chart.
This all started because we need a kennel in two weeks when we go to Iowa for Liz’s niece’s wedding. So Liz took Peppy in for the afternoon to check these guys out.
This is the report back we got.

Unlike a standard Arizona dog care facility or Arizona boarding kennel with cages and minimal interaction, DOGGIE DOMAIN is a cage-free, indoor, supervised dog day care playground and doggie bed and breakfast.
I bought a video camera tonight at Best Buy in the Pavilions (JVC Hard Disc Drive for $450 on sale). My plan is to get my 17-year old son to shoot some video of McCormick Ranch parks, schools, etc. for this blog.
Knocking around the internet, I searched for “McCormick Ranch” in Google’s Video search and found this very nice video promoting Rancho Antigua Condominiums.
Prices in Antigua have really been soft… to be polite.

That’s $254 a square foot for this 2,889 square foot home in Paradise Park Trails. It was originally priced at $799,000, the price was reduced to $750,00 and it sold for $732,500. It was on the market a total of 47 days.
