McCormick Ranch is famous for being green.

McCormick Ranch has green grass, tall trees, 10 lakes, 184 acres of parks and green belts (one green belt is so big it has a name, “Camelback Walk”), 25 miles of grass-lined paths, and two 18-hole championship golf courses which add up to making McCormick Ranch the greenest place to live in Scottsdale.

The grass-lined paths are a McCormick Ranch trademark. They’re everywhere winding their way along the greenbelts, golf courses, lakes and parks, and into the neighborhoods.

McCormick Ranch is home to around 27,000 friendly people.

Golfers know McCormick Ranch for the McCormick Ranch Golf Course (and we have 5 other golf courses within 2 miles of McCormick Ranch!).

McCormick Ranch is green and suburban yet the location is super convenient with tons of nearby shopping. Sky Harbor Airport is only 20 minutes away and downtown Phoenix is only 26 minutes away, according to Google Maps.

Great Location

You have super convenient everyday shopping within McCormick Ranch and next door at The Pavilions with its shopping, restaurants and movie theaters. On the other side of McCormick Ranch, you have luxury shopping along Scottsdale Road.

If you’re a baseball fan, take advantage of Spring Training at the nearby Salt River Fields which is the winter home of the Arizona Diamondbacks and the Colorado Rockies.

Notice that west of Scottsdale Road is Paradise Valley which is the most expensive zip code in metro Phoenix. This part of Scottsdale Road is lined with resorts but you can live here!

All this and only 20 minutes from Sky Harbor, according to Google Maps!

McCormick Ranch Architecture

In McCormick Ranch you have a huge selection of home styles.

There’s a McCormick Ranch home for most every budget.

Most homes in McCormick Ranch were built from the early 1970’s to the mid-1980’s. Construction, in general, started in the south and worked its way north over that period so the homes in southern McCormick Ranch tend to be a few years older.

When they were first built, cathedral ceilings were a brand new exciting feature in many McCormick Ranch homes and, fortunately, they still look GREAT today. They foreshadowed the move towards higher ceilings in homes built in the 1990’s and 2000’s. In McCormick Ranch, large, light and bright living rooms with cathedral ceilings are a trademark.

A couple of signature McCormick Ranch architectural features that fell out of style with a loud thud were sunken “garden tubs” in the master bath and sunken living rooms. People often remove these when they remodel.

McCormick Ranch Home Prices

Single family homes tend to sell from $300,000 to $1,000,000. The most expensive homes are often on a lake or a golf course.

Patio homes and townhouses tend to sell from $250,000 to $700,000.

Condos tend to sell from $100,000 to $300,000.

History of McCormick Ranch

Fowler McCormick (president of International Harvester) and his wife Anne McCormick (champion of the Arabian horse industry in Scottsdale) owned a 4,200 acre ranch in Scottsdale. Their adobe home was near the corner of what is now Scottsdale Road and Indian Bend Road where the Seville shopping area is now.

They brought Ayrshire and Black Angus cattle to the winter Scottsdale ranch home they bought in 1944. Soon Anne McCormick began breeding champion Arabian horses and by the late 1950’s she had developed “Paradise Park” where the first major Scottsdale Arabian horse shows took place and which developed into a major national Arabian horse show.

Eventually, the Paradise Park horse facilities were developed into the subdivisions of “Paradise Park Trails” and “Paradise Park Manor” in the northernmost part of McCormick Ranch, just south of Shea Boulevard. And that provenance explains why the streets in those neighborhoods have horse names such as “Arabian Trail” and “Thoroughbred Trail,” unique street names that are used nowhere else in Scottsdale.

By the way, the Scottsdale Arabian Horse Show continues today and is held each February at WestWorld of Scottsdale.

In 1967, the McCormicks donated 30 acres for the McCormick-Stillman Railroad Park. The park, on the southeast corner of Indian Bend Road and Scottsdale Road, became the passion of Anne’s son Guy Stillman.

McCormick-Stillman Railroad Park

This place is great fun, especially for the kids. You can ride the small-gauge train, visit the train exhibits or just have a picnic.

The free concerts on Sunday evenings during the summer are very popular.

McCormick Ranch Property Owners’ Association (the HOA)

The McCormick Ranch HOA fee is $195 per year.

You’ll notice the McCormick Ranch is greener and has more biking and walking paths than other parts of Scottsdale. The HOA is why.

Additional HOA Fees

Many neighborhoods in McCormick Ranch have a second, additional HOA and therefore a second, additional HOA fee.

All townhouse, patio home and condo communities have a second HOA. The more amenities the community provides, the higher the HOA fee.

A community that only provides a community pool will have much lower HOA fees than one that also has a 24-hour guard, a gate and private roads. (The City of Scottsdale doesn’t maintain private roads and all roads behind a gate are private.)

McCormick Ranch Golf Club

The McCormick Ranch Golf Club has two 18-hole courses, the Palm Course and the Pine Course.

The club hosts the Arizona Amateur Stroke Play Championship, the Golf for Women National Club Championship, the Arizona Open Professional Golf Tournament, and the National Junior College Golf Championship.

The ninth hole of the Palm Course was chosen by Golf Illustrated as “One of the USA’s top 18 water holes.”
