Just seeing where one subdivision ends and another begins explains a lot about home prices. When you’re running comps on your home, first look within your subdivision. A similar home in your subdivision is a far better comp than a similar home in the subdivision next door.

Boy, these photos… could be better.

This 3,201 square foot Paradise Park Trails home sold in less than two months for $1,080,000. It has 4 bedrooms, 3 baths, a pool and a 2-car garage.

McCormick Ranch is known for being green. This path is a typical walking path that winds through the neighborhood.

This McCormick Ranch neighborhood is called Paradise Park. It is a lovely neighborhood of larger homes (many between 3,000 and 4,000 square feet) just south of Shea Blvd, between Hayden Road and the 101. I took this photo from Arabian Trail.

Walking the dog along paths like these becomes a very pleasant part of the day. Which reminds me, I need to walk Peppy more often.

The $1,200,000 McCormick Ranch home sale in the post below is this lovely Santa Fe home with a pool and 5 fireplaces on Lake Nino in The Island at McCormick Ranch. It was listed at 3,425 square feet, built in 1984 and closed on February 15.

As the post below suggests, McCormick Ranch has a lot of lakes.

That first lake on the corner of Scottsdale Road and McCormick Parkway (Camelback Lake) created a huge sensation back in the early 1970’s when it was built! Man made lakes were a brand new idea in this desert back then. The lakes immediately became the signature landmark of McCormick Ranch.

Today, the signature of McCormick Ranch would also have to include the color green. The green grass, the green trees, the green parks and green street medians.

Newer developments further north in Scottsdale just aren’t green. They are beautiful. But not green.

With the every increasing cost of land since McCormick Ranch was planned, newer developments have had progressively less space set aside for green parks and wet lakes.
